Agent sign-in

Word of mouth, wired.

Marketing the
unmarketable.

South Africa’s private off-market property register. Agent to agent. Owned by no agency. The homes that will never be advertised, matched with the buyers who are quietly looking.

Nobody sees anything until the other side says yes.

Asking around vs. asking once · 27 seconds · illustration

The best homes never reach a portal.

At the top of the market, sellers don’t want show days, photos online or neighbours talking. So those homes change hands the old way: an agent phones the five people they trust, one call at a time, and hopes. It is slow, it leaks, and it reaches only who you happen to know.

AssetBridge replaces the phone tree with one private register every agency can use, where nothing is revealed until both sides have agreed to it.

Not a side-show. A global shift.

The world’s top markets already sell this way.

In New York they’re called private exclusives. In London, off-market or “secret sales”. In Los Angeles, pocket listings. In Boston, whisper listings. Different names, one shift: at the top of the market, the best homes increasingly change hands without ever being advertised.

What South Africa gets that America is still fighting over

Abroad, private listings mostly live inside one big agency’s walls, and critics say that shuts other buyers out. AssetBridge is the neutral version: one register that every agency can use, owned by none of them, where nothing is revealed until both sides say yes. Discretion for the seller. Reach for every agent.

Three short films

See it in under a minute.

Part 1 · Ask once. Five calls over twelve days, or one brief and seven matches in under a second.
Part 2 · Both say yes. What happens after a match: names appear only when both agents agree; the address only when the seller does.
Part 3 · One deal, start to finish. Recorded from the AssetBridge simulation: what each agent sees at every step. Try it yourself.

Illustrations. Names and figures in the films are fictional. Sound version coming.

How it works

Four steps. Each one has to be earned.

  1. 1

    List in a minute

Speak or type a discreet listing or a buyer brief. No forms, no mandate needed to start. Address and names are encrypted the moment you save them.

  2. 2

    Matched blind

We match briefs to homes across every member agency. You see an area band, size and price band. No names, no agencies, no addresses.

  3. 3

    Both say yes

Each side says yes on its own. Only when both have, the two agents see each other. Above a set price, the buyer’s funds are checked first.

  4. 4

    The seller decides

The address goes to one agent, only when the seller approves a viewing. Everyone else learns nothing.

Why trust us

Built so discretion doesn’t depend on anyone’s good behaviour.

Owned by no agency

An independent South African company. No agency holds shares, and every agency plays by the same rules. Your stock never feeds a competitor.

Licensed

Every deal and every fee runs through a registered estate agency holding a Fidelity Fund certificate. We check every member’s certificate before they can say yes.

Blind until both say yes

Matches reveal no names, agencies or addresses. A non-deal exposes no one. Fishing for stock gets a fisher nothing.

Encrypted

Addresses, seller and buyer names are scrambled in the database with a separately held key. Even a stolen copy of the data shows nothing readable.

A record nobody can change

Every action is logged permanently and sealed, so any tampering shows. If there’s ever a dispute about who introduced whom, the record settles it.

Reputation that counts

Each agent earns a score from registered deals, follow-through and other agents’ ratings. Leak, fake a buyer or go around the system, and it drops to zero.

For listing agents

Sell the home your seller won’t let you advertise.

  • Reach qualified buyers at every member agency, without one photo going online.
  • You decide who sees your agent details, and your seller decides who gets the address.
  • “Bring me the buyer” sellers welcome: they approve the anonymous buyer before anything is shared.

For buyers’ agents

Find the homes that are never on the market.

  • One brief is matched across the whole register, instantly.
  • Your buyer’s name is never shown to anyone.
  • Your introduction is time-stamped the moment both sides say yes. That is your commission protection.

For agents in London, Dubai, New York and beyond

Your buyer wants South Africa. We know the way in.

Many of the buyers for South Africa’s best homes live overseas, and so do their agents. South African law only lets registered local agents be paid on a sale here, so a buyer’s agent abroad needs a trusted local partner. AssetBridge gives you one, and a known path from first brief to transfer.

  1. 1

    Join with your home licence

Propertymark, RERA, your state licence: whoever registers you at home. We check it.

  2. 2

    Meet your South African partner

We pair you with a vetted, registered local agent who handles the South African side.

  3. 3

    Post your buyer’s brief

Areas, budget in rand, what they need. Your buyer’s name is never shown. Matching is instant and blind.

  4. 4

    Two yeses, then the deal

Proof of funds, introductions, viewing, offer and transfer, with your partner on the ground. You keep your client.

Your fee: referral arrangements are agreed between you and your South African partner, in the way cross-border referrals between licensed agents work worldwide. For South African agents: every overseas buyer comes with an introduction to you as their local partner.

What it costs

Nothing until a deal registers.

No listing fees and no brief fees. When a deal follows an AssetBridge introduction, a fixed share of the commission, the same for everyone, is paid by the conveyancer on registration. Nothing is added on top of what the seller agreed. Founding members pay no membership fee.

Read the one-page house rules

Questions agents ask

Straight answers.

What’s the downside of listing or searching on AssetBridge?

Honestly, very little. Today a discreet listing lives in your head and travels by phone, one call at a time, to the agents you happen to know. When you run out of people to call, the trail goes cold, and the buyer in Sandton, Umhlanga or overseas never hears about it. AssetBridge does the same thing word of mouth does, through a confidentiality filter. It holds only what you’d say to a top agent you met at a conference: a wide area, the size, a price band. Everything else is released in layers, and only as each side proves who they are and what they can pay. The real costs: you share the fee with the agent who brings the buyer, as you would on any co-broke; and the outline you post is written down rather than spoken, which is why it is kept vague, encrypted where it matters, and every look at it is on the permanent record. If nothing matches, you have lost nothing.

Can another agent find out which home I’m holding?

No. Before both sides say yes, they see an area band, size and a widened price band. Trophy homes, penthouses, estates and anything you mark as well known are blurred further: region only, a general type and a wide price band. You see a preview of exactly what they will see before you save. Never the suburb, address, photos or your name. After both say yes, they see your name and agency, still not the address. The address is released by you, to one agent, when your seller approves a viewing.

What stops someone posting fake buyers to fish for stock?

Several things at once. New members can hold only a few briefs at a time. Every brief needs the buyer’s written authority. Above a set price, proof of funds is checked before any names are shown. Agents with many reveals and no viewings are flagged automatically. And the permanent record shows exactly who saw what.

What stops agents going around AssetBridge after they meet?

The fee is written into the offer to purchase and paid by the conveyancer on registration. An introduced buyer and property stay protected for three years, on or off the platform. And an agent caught going around loses their reputation and their access to the register.

My seller hasn’t signed anything. Can I still list?

Yes. You’ll show your seller the anonymous buyer first. Agent names are revealed only after your seller says yes to that buyer.

Can agents outside South Africa join?

Yes. Join with your home licence and post your buyers’ briefs. We pair you with a registered South African partner agent who handles the offer, the fee and the transfer here, because South African law only lets registered local agents be paid on a sale. You keep your client.

Who can join?

Registered estate agents with a valid Fidelity Fund certificate, and licensed agents abroad (see above). You can list and post briefs straight away; saying yes to a match opens once we’ve checked your certificate.

What are off-market, pocket and whisper listings?

All names for the same thing: a property sold without public advertising. No portal listing, no show days, no photos online. Overseas they are also called private exclusives, silent listings or secret sales. AssetBridge is South Africa’s register for them, shared across agencies.

What if nothing comes of a match?

Nothing happens. Nobody was named, nothing was shared, and the match simply closes.
